Staff was uncertain if this related to the discussion on Sphere of Influence and Greenbelt Agreements, or the uses in the City Zoning Ordinance. Chapter 17.20 of the Municipal Code describes the uses allowed in various zones within the City. The City's Zoning Ordinance was initially patterned after the County's Zoning Ordinance, so there are many similarities. However, the City's ordinance modified the approving authority for many permits and also deleted certain uses. In light of recent discussions relating to uses subject to Planned Development Permits, which occurred with consideration of the requested General plan Amendment and Zone Change for A. DeeWayne Jones, Council may wish to consider changing certain uses to subject to a Conditional Use Permit. Attached is a copy of Article 5 from the revised Ventura County Zoning Ordinance. It was modified a couple of years ago, which included modifications to uses in Open Space zones. Direct staff as deemed appropriate. Furthermore, prior to the coisencenent of any use listed in the matrices, the entitlement identified as required for the use shall be obtained. Each use is subject to all of the provisions of this chapter even if it is exempt from a Zoning Clearance. Sec. 8105 -1.4 - For the purposes of this Article, changing type style indicates where language is indented.
