SUBJECT: APPROVAL OF THE FINAL MAPS FOR SOUTH VILLAGE TOWNHOMES,
TRACTS 4637 -1 & 4637 -2 (URBAN WEST COMMUNITIES).
BACKGROUND INFORMATION
The subject tracts are located south of Mountain Trail Street and
west of Cedar Springs Street near the fire station, in the City of
Moorpark. A location map is attached for your reference (See Exhibit
A) .
The tentative maps were approved by the City Council on January 11,
1995. The Final Maps represent land divisions of 9.23 acres for
Tract 4637 -1 and 12.81 acres for Tract 4637 -2. Both divisions are
being made for condominium purposes.
A minor adjustment has been made to the northerly boundary of the
final map for Tract 4637 -1. This adjustment was necessary to create
a right of way conforming to those found adjacent to Mountain Trail
Street in the surrounding subdivisions. The modification is shown on
the final map and represents an area increase of .066 acres over the
approved tentative map. No other modifications occur in either map.
Also shown on Exhibit "A" are the proposed street names for both
Tracts. All street names have been reviewed by staff and had
preliminary approval by the Ventura County Fire Department.
It is staff's opinion that the final maps, as presented for approval,
significantly conform the approved tentative maps.
All conditions of approval for both tract maps have been fully
satisfied. The subdivision agreement and all improvement bonds, as
required by the conditions of approval for these tracts, are also
being submitted at this time.
Included in this submittal are the following items (on file in the
office of the City clerk):
1. Final Maps for Tract 4637 -1 and 4637 -2.

RECOMMENDED ACTION
1. Authorize the Mayor and City Clerk to sign the Title Sheets
and record Final Maps 4637 -1 and 4637 -2; and
2. Authorize the Mayor and City Clerk to sign the
Subdivision Agreement for Tracts 4637 -1 and 4637 -2.
Said agreement to be recorded in conjunction with the
final map for Tract 4637 -1 & 2; and
3. Approve the proposed street names as shown on Exhibit
A
