HomeMy WebLinkAboutAGENDA REPORT 1995 1206 CC REG ITEM 08LKey FROM: DATE: MEMORANDUM The Honorable City Council ITEM �• %. • Jaime Aguilera, Director of Community Developm00001 Paul Porter, Senior Planner November 6, 1995 (CC meeting of December 6, 1995) SUBJECT: CONSIDER REQUEST FOR A TWO YEAR TIME E %TENSION FOR VESTING TENTATIVE TRACT MAP NO. 4620 ON THE APPLICATION OF DEAN RASMUSSEN Background The City Council adopted Resolution No. 91 -731 on January 9, 1991, approving Vesting Tentative Tract Map No. 4620 for a 66 -lot subdivision of a 349.8 acre site zoned Rural Exclusive (RE) 5 Acre. The project site is located west of Walnut Canyon Road and approximately one -half mile north of Casy Road (Assessor Parcel Nos.: 500 -0- 260 -045, -075, -085 and 500 -0- 270 -050, -090, -240, - 155, and -165). On September 13, 1993, the Governor signed SB -428 (Thompson) which extended by 24 months the expiration date of any tentative subdivision map for which a tentative map had been approved that had not expired on the effective date of the bill. The extension approved by SB -248 is in addition to any other extension of the expiration date provided for in the Subdivision Map Act. For VTT Map No. 4620, the effect of SB -428 is that the expiration date has been automatically extended from January 9, 1994 to January 9, 1996. Discussion On October 19, 1995, Dean Rasmussen requested a two year extension for recordation of Tentative Tract Map No. 4620. The new owner had indicated that he purchased the property earlier this year and is now in the process of interviewing engineering firms to review the work that has been done to date to complete the entitlement process. Prior to the applicant purchasing the property, the previous applicant had done extensive work towards completion of the conditions of approval of the Tentative Map, including completion of the fence /wall plan, CC &R's, and Agreement for Construction of Subdivision Improvements. Dear Mr. Porter: By this letter, I am requesting a two year extension for the recordation of the map for Tentative Tract 4620. I have enclosed a check in the amount of $1,013 to cover the cost of this request. As you are aware, I acquired the 350± acre property earlier this year. I am now in the process of ' interviewing engineering firms to review the work that has been done to date and to complete the entitlement process. Your patience is appreciated.
