Aguilera, Director of Community DevelopmerrCJii DATE: January 7, 1993 SUBJECT: CONSIDER PARDEE CONSTRUCTION PROPOSAL REGARDING THE INSPECTION PROCESS & FIREPLACE EXTENSION The City Council reviewed the Pardee proposal to conduct inspections and repair work for the Northview tract homes (see attached). The Council instructed staff to find out if Pardee was willing to identify their cost for inspections and if they were willing to credit the City those costs in exchange for having the City hire an inspector of its choice. I spoke with Mr. Geduld on January 11, 1993. We discussed the Council's proposal as well as the fireplace extension issue. Mr. Geduld indicated that he was amenable to the Council's request and indicated he would call me back with his company's costs related to fireplace inspections. As of the writing of this report, staff had not yet received the cost information. Concerning the issue of fireplace extensions, Pardee's proposal does not include any changes to the shroud or the spark arrestor. What Mr Geduld clarified is that Pardee proposes to "fill the gap" between the shroud and /or the spark arrestor with the use of framing and fabricated sheet metal painted the color of the stucco, with insulation, 30 lb. felt, and drywall on the inside of the chase (see Attachment 1). Staff has reviewed the proposal with the City's building department and have come to the conclusion that the proposal will meet all Building Code requirements. Staff would like Council concurrence on this issue so that we may instruct the building department to resume issuing building permits for those fireplaces that require an extension.
