Box 352 Fillmore CA, 93016 APN: 512 -0-092 -100 Date: March 6,1995 By virtue of proceedings under authority of City of Moorpark Municipal Code Section 15.20.010 adopting the Uniform Code for the Abatement of Dangerous Buildings, 1991 Edition, the property described above has been determined to be a dangerous building as defined under Section 302 (4, 10, 13) of the Uniform Code for the Abatement of Dangerous Buildings: Sec. 302- Dangerous Building: For the purpose of this code, any building or structure which has any or all of the conditions or defects hereinafter described shall be deemed to be a dangerous building, provided that such conditions or defects exist to the extent that life, health, property or safety to the public or its occupants are endangered: 4. Whenever any portion thereof has been damaged by fire, mahquakc, wind flood or any other cause, to such an extent that the structural strength or stability thereof is materially less than it was before such catastrophe and is less than the minimum requirements of the Building Code for new buildings of similar structure, purpose or location. 10. Whenever the exterior walls or other vertical structural members fist, J= or buckle to such an extent that a plumb line passing through the center of gravity does not fall inside the middle one third of the base. 13. Whenever any building or structure has been constructed, exists or is maintained in violation of any specific requirement or prohibition, applicable to such building or structure provided by the building regulations of this jurisdiction, as specified in the Building Code or Housing Code, or of any law or ordinance of this state or jurisdiction relation to the condition, location or structure of buildings. By authority granted to the Building Official by the Uniform Code for the Abatement of Dangerous Buildings, Section 202, the above described property is hereby declared to be a public nuisance and shall be abated by repair, rehabilitation, demolition or removal in accordance with the following: 0015" MAR 9 '95 11:58 805 529 5416 PAGE.002 MAR -09 -1995 11:59 CAA MOORPARK 805 529 5416 P.03 1) Plans for repair of the damaged portions of the structure as well as all critical ties shall be prepared by a California registered architect, civil or structural engineer. Furthermore, these plans must be submitted to and approved by the Building Official, all required permits secured therefor and the repair work physically commenced within 45 days of this order, OR 2) All required permits be secured for demolition and the demolition work be completed within 45 days of this order. Please be advised that if any required repair or demolition work is not commenced within the time specified, the Building OfCcial will order the building vacated and posted to prevent further occupancy until the work is completed, and may proceed to cause the work to be done and charge the costs against the property or its owner. Please be advised that any persons having any record title or legal interest in the building may appeal this Notice and Order or any action of the Building Official to the Board of Appeals, Provided the appeal is made in writing as provided for in the Uniform Code for the Abatement of Dangerous Buildings and filed with the building Official with in 30 days from the date of service of such Notice and Order, and failure to appeal will constitute a waiver of all right to an administrative hearing and determination of the matter.
