(2, 1 F, Jim Aguilera, Director of Community Developmenlp�-' -- Prepared by Craig Malin, Assistant Planner July 7, 1995 (CC meeting 7/19/95) LOT LINE ADJUSTMENT NO. 95 -1 (CALIFORNIA COMMUNITY BUILDERS) On April 5, 1995, California Community Builders filed Lot Line Adjustment 95 -1. This request is to adjust the property line between Lot 143 and Parcels J (Assessor Parcel numbers 505- 0 -190- 035 and 505 -0 -190 -270) of Tract 4340 -6. These parcels are owned by UWC- Moorpark Investors LTD. California Community Builders is the owners representative and contractor for the tract's development. The purpose of this Lot Line Adjustment is to increase the size of Lot 143 without adversely impacting the size and configuration of any of the common area lots. The lots conform with all the requirements of the Residential Planned Development zone. The chart below illustrates the current and proposed lot sizes: Lot Number Present Lot Size Proposed Lot Size Lot 143 11,902.91 sq.ft. 16,224.63 sq.ft. Parcel J 71,002.841 sq.ft. 66,681.08 sq. ft. All required legal documents have been reviewed and approved by the City Engineer. The Community Development Department has reviewed the request and determined that it meets all applicable codes and resolutions. The Director of Community Development approved the Lot Line Adjustment on July 7, 1995, with the appeal period ending July 24, 1995. This matter is being presented to the Council as a courtesy. Should the Council desire to appeal the Director's decision, it 000064 should set a hearing date. The next available hearing date is August 9, 1995. Approval Date: July 7, 1995 Assessor Parcel No.ts',: 505 -0- 190 -035, 505 -0 -190 -270 Property Owner(s): UWC Investors LTD. 2716 Ocean Park Blvd. Suite 2013 Santa Monica, ,a, 90405 This Lot Line Adjustment is hereby approved subject to the condition that all existing easement of Recorded at the time of approval of this Lot Line Adjustment shall remain in effect after the Lot Line Adjustment is approved. The approval expires in 180 days unless the attached exhibits are recorded at the Ventura County recorders Office prior to the expiration date. FINDINGS: This Lot Line Adjustment complies with the City of Moorpark Municipal Code in that neither a greater nor a lesser number of parcels than originally existed has been created and all the resulting lots will conform to all applicable zoning, General Plan, and Specific Plan requirements.. COMPLIANCE WITH CALIFORNIA ENVIRONMENTAL QUALITY ACT: This Department has reviewed the project and found it to be categorically exempt according to Section 15305 of the State Environmental Impact Report Guidelines (Class 5: Minor Alterations in Land Use Limitations). ATTACHMENT 1 RIGHT TO APPEAL: Pursuant to Section 8163 -4.1.3 of the City of Moorpark Municipal Code, any aggrieved party may appeal this Lot Line Adjustment approval within sixteen calendar days after such approval. Such an appeal must be made by filing an appeal form and submitting the required fee with the Department of Community Development of the City of Moorpark. Appeal forms may be obtained from the Department of Community Development. If an appeal has been timely filed, the Department of Community Development will schedule a hearing date before the Planning Commission to review the matter at the earliest convenient date.
