The completed repairs totaled approximately $16,000. Remaining work to be done consists of installing and testing a new thermostat, cleaning pilot light orifice, and replacing screens at all windows. These remaining repairs can be completed in a few days' time. Moorpark Unified School District visited the unit as a possible site for Project Pride. They felt it is not suitable for their program. DISCUSSION To expedite the occupancy of this property, the Agency presents the following suggested terms for inclusion in the rental /lease agreement: Tenant shall be an individual or a single family. 2. Consideration shall be $800.00 per month for a fixed term of six months and $800.00 per month following the initial six -month term. 3. Following the initial fixed six -month term, terms of this rental agreement shall be month-to -month. 4. Rent payment shall be paid to the City on the first of every month and considered delinquent if not received by the City by the tenth of the month. 5. Tenants shall be asked to vacate the property if any delinquent rent is not paid by the twentieth of the month. UotJ28U 6. The first month's rent of $800.00 is to be paid upon execution of the lease agreement. The last month's rent of $800.00 and security deposit of $800.00 (total of $1,600) is to be paid over four months at $400.00 per month. 7. A security deposit of $800.00 shall be refunded at time of vacating premises if property has sustained no substantive damage during tenants' occupation of premises, outside of normal wear and tear. 8. Tenant shall pay for all utilities, including gas, electricity, water, sew and trash pickup. 9. City shall provide gardening service. 10. All vehicles shall be parked in the garage or on the driveway. No vehicles shall be parked anytime on lawn areas. Due to the amount of traffic on Moorpark Avenue, Staff recommends foregoing any aggressive and costly advertising, relying, instead, on a simple "For Rent" sign placed in the yard. • P• • That the City Council authorize staff to proceed with the lease of 661 Moorpark Avenue subject to the terms and conditions as presented.
