Subject: LOT LINE ADJUSTMENT NO. 96 -1 (Tract 4341 -1, UWC)
Background
On February 1, 1996, Westland Civil filed Lot Line Adjustment 96 -1.
This request is to adjust the property line between Lot 31 and
Parcels E (Assessor Parcel numbers 505 -0- 230 -285 and 505 -0- 230 -545)
which are located in Tract 4341 -1 (Belmont) . These parcels are
owned by UWC Moorpark Investors LTD. The purpose of this Lot Line
Adjustment is to adjust the property line between the two parcels
to insure that the property line will conform with the existing
rear yard fence. Both lots conform with the requirements of the
Residential Planned Development zone. The chart below illustrates
the current and proposed lot sizes:

All required legal documents have been reviewed and approved by the
City Engineer. The Community Development Department has reviewed
the request and determined that it meets all applicable codes and
resolutions.
The Director of Community Development approved the Lot Line
Adjustment on June 5, 1996, with the appeal period ending June 21,
1996. This matter is being presented to the Council as a courtesy.
In the event that the Council wishes to appeal the Director's
decision, it may do so. Should the Council desire to appeal, it
should set a hearing date. The next available hearing date is July
2, 1996. If the Council takes no action then the Director's
decision will become effective on June 21, 1996.

This Lot Line Adjustment is hereby approved subject to the
condition that all existing easement of Recorded at the time of
approval of this Lot Line Adjustment shall remain in effect after
the Lot Line Adjustment is approved. The approval expires in 180
days unless the attached exhibits are recorded at the Ventura
County recorders Office prior to the expiration date.
FINDINGS:
This Lot Line Adjustment complies with the City of Moorpark
Municipal Code in that neither a greater nor a lesser number of
parcels than originally existed has been created and all the
resulting lots will conform to all applicable zoning, General Plan,
and Specific Plan requirements.
COMPLIANCE WITH CALIFORNIA ENVIRONMENTAL QUALITY ACT:
This Department has reviewed the project and found it to be
categorically exempt according to Section 15305 of the State
Environmental Impact Report Guidelines (Class 5: Minor Alterations
in Land Use Limitations).
ATTACHMENT 1
RIGHT TO APPEAL:
Pursuant to Section 17.44.090 of the City of Moorpark Municipal
Code, any aggrieved party may appeal this Lot Line Adjustment
approval within sixteen calendar days after such approval. Such an
appeal must be made by filing an appeal form and submitting the
required fee with the Department of Community Development of the
City of Moorpark. Appeal forms may be obtained from the Department
of Community Development. If an appeal has been timely filed, the
Department of Community Development will schedule a hearing date
before the Planning Commission to review the matter at the earliest
convenient date.

Being a portion of Lot 31 in the City of Moorpark, County of Ventura,
State of California, as shown on Tract 4341 -1 filed in Book 118,
Pages 13 through 19 of Miscellaneous Records (Maps) in the Office of
County Recorder of said County, described as follows:
Beginning at the intersection of the most northerly corner of Lot 31
of said Tract and the right of way line of Sunsetridge Road,
(53 feet wide), thence;
1 s t Along the Northeasterly line of said Lot 31, South 55 - 38' -10"
East, 110.00 feet to the Southeast corner of Lot 31, thence;
2nd South 32 - 49' -59" West, 28.97 feet, thence;
