SUBJECT: CONSIDER APPROVAL OF A CERTIFICATE OF ACCEPTANCE
FOR A DEED OF PROPERTY FOR RIGHT-OF-WAY AT THE END
OF SHADY RIDGE DRIVE FROM UWC-MOORPARK INVESTORS
LTD. TO THE CITY OF MOORPARK
DISCUSSION
The City has approved recordation of Parcel Map 4997 (Home Acres
Buffer Zone) as part of a reconfiguration of the lots and street
for this property. A vicinity map has been included (Exhibit 1).
This deed will accompany recordation of PM 4997 and is needed to
provide the City adequate street right-of-way on Shady Ridge
Drive for cul-de-sac improvements. These improvements were not
originally planned for by Urban West Communities and the property
deed is necessary to accommodate the shortened cul-de-sac
location approved by Council with Parcel Map 4997.
UWC-Moorpark Investors Ltd. has provided a deed quitclaiming the
property to the City (Exhibit 2). A location map showing the
location of dedicated property within the cul-de-sac is also
provided (Exhibit 3).

Approve the Certificate of Acceptance for the subject Deed and
direct the City Clerk to record said Certificate with the related
Deed.
